Wynn Files Plans For Strip Esplanade
Wynn Resorts has filed plans with the city to build an 86,502 sq. ft., two story "shopping center" featuring retail, restaurant and bar components between the existing Wynn front entrance and the self-park garage driveway. The buildings will extend from the parking garage, right up to (and over) the sidewalk.
The plans depict a 2 story, 55 foot high shopping center addition. Building materials consist of EIFS, natural stone, precast concrete bases, spandrel and vision glazing, sconces, lattices, and fabric awnings. The fabric awnings project over a portion of the pedestrian access easement/sidewalk with a vertical clearance of 17 feet 9 inches. The building will have a flat roof with parapet wall and corniced edges at varying heights. The facades of the proposed building show varying geometrical shapes and depth.
The buildings were designed by Wynn Design & Development architect DeRuyter O. Butler. DeRuyter was a guest of the Vegas Gang Podcast just about five years ago this week.... it is a great episode that is well worth listening (and re-listening) to.

55 feet? And the first floor will be barely 20 feet? What the heck is going to go on the top floor?
The scale seems consistent with the scale of the existing Wynn Esplanade, but with two levels. While not mentioned, I wonder if they can use this opportunity to create a 2 story atrium space similar to what is planned for the entry of Wynn Everett. Or even the Tree of Prosperity feature originally planned for the area outside the theaters.

@stevecov my guess is the tree of prosperity will go into the ferrari dealership. that has a large basement where the service department was.
I actually don't hate this. Wynn will make it beautiful and it will increase foot traffic north towards Encore and eventually Resorts World.
Poor Stevie is slowly realizing it's better to invest in America than China where the commies will slowly nationalize his investments
My question is, will these tenants be on par with the rest of Wynn's retail offerings, or will this be a more "mixed" offering taking advantage of strip-side foot traffic? I would think some of Wynn's current tenants wouldn't be pleased if this new development usurps traffic and prestige from their locations inside. I also would be surprised if there is that much more demand for high end designer flagships on the strip, but maybe they will just put in yet another Louis Vuitton store.
@talktobrent Current tenants be damned, Wynn probably sees this as his only opportunity to sign any marquee luxury brands that aren't in the immediate area--Tom Ford, Fendi, Gucci, Saint Laurent, Omega, Bottega, just to name a few--to ten-year leases before alon snags them away.
JohnH nailed it. This is an offensive move by Wynn... he's gathering weapons and fortifying the gates because a war is coming to his doorstep.
Looks as though this addition will change the valet parking process. If this is new structure will have two floors plus a basement, sounds as though the building will not be elevated off the ground to keep the drive in front of the garage.
